Two films, what are they called?

There was a film called Uninhabitable (I think) here a family had just moved into a new house and the daughter decides to play in a playhouse but it turns out that the house is inhabited with monsters that nearly kill the family. Also, that one with Freddy Kruger where you get to his lair by taking a pill and going under a bed. His lair looks a lot like Hell. What are those films called?
